# Tenant finish-out

A tenant finish-out is the build-out of a leased commercial space, including walls, lighting, outlets and other work to suit the tenant.

Southlake's commercial construction guidelines say interior finish permits are required for each separately addressed or metered tenant space. A finish out permit must receive final inspection approval before the certificate of occupancy.

Electrical work in a finish-out often covers lighting, outlets, panels and signs, so it needs an [electrical permit](https://danielelectric.multisites.ai/glossary/electrical-permit) and inspection. Coppell says permit applications for tenant finish-outs will not be accepted until the shell building and its permits are complete.
